After cutting away the OSB to undamaged wood, spray-in insulation is revealed.

This was a contributing factor to
the extent of the damage. There had been water damage to the ceiling below, but only occasionally after very heavy rains,
so the owner just patched and repainted the ceiling. The insulation acted as a sponge, retaining the water and leading to
damage to the structural members underneath the OSB.
